West Ninth Street, Cincinnati, Ohio
This renovation project, currently under construction, involved combining the top two floors of this historic four story into one single residential unit, including a rooftop deck. The existing spaces had been cut up into many small rooms, with the mechanical equipment placed near the windows, making the interior spaces very dark. The building is long and narrow, and the owner wanted an open plan that maximized the amount of natural light. The master suite is on the upper floor, which allows the more public spaces of the lower floor to remain open and uncluttered. All of the new mechanical and closet spaces were relocated to the party wall, and used to help define the new living spaces. Also included in the project was converting a portion of the building into a private garage for the owner as well as an extensive code review to ensure the existing first floor commercial space could remain.
